Residential development

Our residential development team focus solely on plot sales offering a dedicated service and they are supported by the other partners and solicitors in Stepien Lake who provide specialist planning, construction, residential and mixed-use development advice, as well as acting on land acquisitions, development site set ups and other commercial property areas.

We work closely with the client and the client’s sales team on the site set up and implementation to create a comprehensive online legal pack as early as possible (in order to reduce the number of enquiries and speed up the process, and as part of this process to anticipate and address potential issues) and then access is given to the purchaser’s solicitors on a plot by plot basis on the reservation.

Our team regularly attends overseas exhibitions with our clients and their agents to be on hand to assist with the sales to overseas purchasers and investors.

Stepien Lake often act on the land acquisition and then act on the subsequent plot sales, offering a seamless transition and costs effective ‘start to finish’ service for developers. Where we do not act on the acquisition, we liaise with clients’ advisors to make the transfer to plot sales as smooth as possible.

Through our experience of dealing with residential development we have a number of ‘alliances’ with some of the largest law firms in the UK to act on the plot sales after they have acquired the site for their clients, such is our reputation in the market.
